Air-Conditioning Inspections

Under the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007, there is now a requirement that air-conditioning units with an output of more thank 12kW are inspected by an energy assessor on a regular basis, and at least once every 5 years. 

Air-conditioning systems with an output of 12kW to 250kW must be inspected by 4 January 2011 at the latest.

Air-conditioning systems with an output of more than 250kW must be inspected by 4 January 2009 at the latest.

However, systems fitted on or after 1 January 2008 must be inspected within 5 years of the system being put into service.

Any individual that controls the technical operation of an air-conditioning system will have a legal obligation to ensure that inspections are carried out and keep the most recent report made by the energy assessor. 

They will also be obliged to give the most up to date report to any person taking over the responsibility of controlling the air-conditioning system.  If an individual takes control of a system after 4 January 2011 and is not given an inspection report, they will be obliged to arrange an inspection within 3 months of taking control.

The penalty for failing to have a report is presently fixed at £300.00.
